Our Policy Statement

Reservations:

bulletContact us by email or telephone.  We will do our best to accommodate your request.  An early contact affords you the best possible chance of getting the dates you wish. 
bulletAll guests staying longer than one month are required to sign a standard month-to-month tenant lease. 

Deposits:

bulletWeekly Guests.  If you are staying less than a full month, payment in full is required at the time of confirmation. 
bulletMonthly Tenants:  The entire month's rent is due in advance at the time of booking.  On the first day of occupancy, a combined security and cleaning deposit equal to one-half of the monthly rent is due.  Upon termination of your tenancy, and upon a clean and damage free surrender of the unit, your security and cleaning deposit is fully refundable.  A copy of the monthly rental agreement is available online here.

Cancellations:

Weekly Guests:  A fourteen (14) day advance notice of your intent to cancel is required in order to receive a refund equal to 80% of the pre-paid deposit.

Monthly Tenants:  You are bound by the terms of your signed lease agreement.  Extensions, if available, require an advance thirty (30) day notice.

Our policy is firm and you are contractually bound by your e-signature on the Guest Acknowledgement or by the agreement you have made with our booking agent..

No Show:

bulletOur "No Show" policy is simple.  If you do not show, we will automatically charge your credit card for all unpaid periods.  Should we re-let the unit in your absence, you will receive a refund of those charges, less the 20% processing fee.

Check-in:

bullet

Guests enjoy the privilege of a self-check in.  Please park in a designated space.  Upon arrival come to the front entrance.  Instructions are located in the EARLY/LATE arrival box at the front door.  Our guest entrance is through the Leopard Gate and then down the garden steps past the terrace hot tub.

The code to enter the building is the last four digits of YOUR CELL PHONE NUMBER on record.   Your room key will be in lock to your room.  Please be aware that the owner/manager is not always on the property and does not answer the phone between 8PM and 7AM.  Please READ THE GUEST ROOM INFORMATION BOOK for additional information and contact procedures for questions, after-hours contact, and emergencies.

Smoking and Alcohol Consumption:

bulletSmoking is only allowed in outdoor areas.  This is a City of Anchorage ordinance.
bulletAlcohol consumption is permitted.  Bring your own.  We respectfully ask that you consume with moderation and are observant of other guests. 

Security and Fire Safety:

bulletWe provide 24-hour access to our guest areas.  Upon check in you will receive a key to the private entrance and may come and go as you please.
bulletAll guest rooms have individual locks and keys as well as interior privacy locks for additional security.  We have NEVER had a problem.  You are staying in Anchorage's most exclusive neighborhood.
bulletWe do not assume responsibility for your valuables and ask that you keep them with you at all times.
bulletFire extinguishers, smoke detectors, and CO monitors are placed throughout the building for your safety and all locations are clearly marked.
bulletNecessary emergency numbers are clearly posted as well as the various ways to contact management.

Quiet Times:

bulletIn respect to our guests and tenants, we ask that voices, TVs, and radios be kept low after 9:00 pm and before 7:00 am.

Common Area Use and Housekeeping:

bulletGuests and tenants have 24 hour access to the lower floor of the inn, all decks, outside areas, and the hot tub.
bulletA nicely equipped common area kitchen with refrigerator and  microwave is available in the lower lounge.  There is a gas BBQ on the deck.  We ask that you limit all food and snacks to the guest lounge only. 
bulletGuests and tenants are responsible for daily housekeeping of their individual unit and the shared common area.  The kitchen is to be maintained in a clean and sanitary condition at all times.  Laundry facilities are available five minutes away in the Huffman Center at Huffman and Old Seward Highway.
